New Short-Term Rental Owner Checklist: From Closing to First Booking
Congratulations on the home. Here's the path from closing to your first booked guest — do it yourself with this checklist, or hand the whole thing to us.
- Furnish and stage for guests: Comfortable beds, a stocked kitchen, fast WiFi, and the outdoor space that sells the Nature Coast (dock, pool, patio). Furnish for photos and for reviews.
- Get professional photos: The single biggest lever on your click-through and rate. Bright, wide, well-staged shots — including the water if you have it.
- Build the listing across channels: Airbnb, Vrbo, Booking.com, and ideally a direct-booking option. A compelling title, honest description, and a complete amenity list.
- Set up dynamic pricing: Rates should move with demand, season, and local events — not sit at a flat number.
- Register for taxes: State sales tax + the county tourist-development tax. Register before you take bookings.
